It is tenant's responsibility to perform regular maintenance of the rental house and its equipment's. For example: change both air intake filters regularly to ensure the operation of the HVAC system; ensure to not clog the drain with hair and other substances; ensure to clean the dishwasher, washer, dryer after each use to prevent mildew, odors, etc... If system failure is due to lack of maintenance, tenant will be responsible for the cost of repair/replacement.
Landlord will be responsible for the Tankless water heater system descale/flush maintenance and weekly lawn care.
